WA Vancouver
Felida
Felida is one of the most 'upscale' neighborhoods in Vancouver making it highly desirable; Niche rates it #3 in Best Suburbs to Buy a House in Portland Area. Hazel Dell and Lakeshore are just south of Felida, benefiting from similar school districts at slightly lower costs for real estate.
These neighborhoods offer easy access to both the 5 and 205 for commuting, have abundant shopping and errand resources, and offer a wide range of home styles, from entry-level and investment opportunities all the way up to more sophisticated mini-mansions. Felida feels slightly more ritzy and rural while Hazel Dell are more densely populated, but you can cross over borders of all three without realizing it right away. Some schools lean toward being tech-oriented (Vancouver iTech Preparatory– a public, magnet school) while Vancouver School of Arts & Academics earns some of the highest test scores around. With plenty of parks and trails surrounded by nature, walkers and cyclists alike will enjoy living in these areas. Southbound traffic on the 5 out of these areas can get congested, so you might consider alternative routes if commuting to Portland is part of your plan.
Commute Time to Downtown: 12-20 Minutes, depending on traffic.

Outdoor Highlights and Things to Do:
· Hazel Dell Community Park - A woodsy and family-oriented park with play structures and covered picnic tables. Restrooms and BBQs make it a great location for a kids' party.
· Felida Community Park - Big sunny playgrounds and sports fields make this a favorite family park in Vancouver. There are concrete trails for a short walk, bike or run, and just like Hazel Dell Community park, it includes handicap accessible restrooms, BBQs and covered picnic tables.
· Vancouver Lake Regional Park - 190-acre regional park stretches for 2.5 miles along the west shore of Vancouver Lake. It features five playgrounds, restrooms, drinking fountains, sand volleyball courts, bbqs and picnic tables. Parking here is paid (just a few dollars.)
· Frenchman's Bar Regional Park - Just across from Vancouver Lake, is my favorite riverside 'beach' with sand volleyball, a couple playgrounds, running trails, and beautiful green grass for picnics. Bring your paddleboard here and watch the boats go by for a relaxing day in the sun. Parking here is paid as well (just a few dollars.)

"Some of Hazel Dell feels a little less ideal for walking, like along Highway 99, but the residential areas around Felida and Hazel Dell are all relatively flat and good for a walk. I do love jumping in the river from Frenchman's, but if I don't feel like being friends with dogs off-leash, it's not the best place for me." - Atlas
